This project involved converting PDF-based architectural drawings into a coordinated LOD 350 Architectural BIM model for a multi-family residential development in Minden, Nevada. The scope included developing an accurate Revit model, producing construction documentation, and delivering coordinated drawing sets to support permitting and construction.

Electrical 3D BIM Modeling (LOD 350)

  • Develop a coordinated 3D Electrical BIM model from contract documents.
  • Model power distribution, lighting, emergency power, fire alarm, cable trays, conduits, panelboards, transformers, and electrical equipment.
  • Create accurate installation-level models suitable for construction coordination.

Shop & Installation Drawings

  • Prepare coordinated electrical shop and installation drawings.
  • Generate power, lighting, conduit, cable tray, and equipment layout plans.
  • Develop sections, details, supports, penetration layouts, and equipment schedules.
  • Incorporate RFIs, design revisions, and field changes throughout the project.

BIM Coordination

  • Act as the Electrical Contractor's BIM Coordinator throughout the project.
  • Coordinate with Architectural, Structural, Mechanical, Plumbing, Fire Protection, and other trade contractors.
  • Perform clash detection, issue tracking, and constructability reviews.
  • Participate in coordination meetings and manage BIM coordination workflows until clash-free approval is achieved.

PROJECT CHALLENGES

Coordinating the electrical systems with multiple trades while maintaining installation feasibility within congested ceiling and service spaces required continuous BIM coordination and clash resolution. Acting as the Electrical Contractor's BIM Coordinator involved managing interdisciplinary coordination meetings, resolving constructability issues, incorporating design changes, and delivering accurate, construction-ready models and shop drawings that supported efficient field installation and minimized rework.
